"This Lease Agreement, hereinafter referred to as 'Lease', is made
"effective as of the \a day of \b, \c, by and between \d,
"hereinafter referred to as 'Landlord', and \e, hereinafter referred to
"as 'Tenant'

"In consideration of the mutual covenants and agreements set forth
"herein, and for other good consideration, Landlord hereby leases and
"rents to Tenant the premises described and located as follows,
"hereinafter referred to as 'Premises': \f

"TERM: The term of this lease shall be for a period of \k, commencing
"on the \a day of \b, \c, and ending on the \l day of \m, \n.
"
"SELF-RENEWING OPTION: Tenant is hereby granted and shall have an
"option to renew this Lease on a month-to-month basis commencing on
"termination date of this Lease, and under the same terms, covenants,
"and conditions contained in this Lease, providing Tenant delivers
"written notice of Tenant's election to exercise this option to
"Landlord not later than ten (10) days prior to the termination date of
"this Lease.
"
"RENT: Tenant agrees to pay to Landlord as rent for the Premises the
"sum of $\o per month in advance, on the first day of each month,
"commencing on the \a day of \b, \c, at such place as Landlord may from
"time to time specify in written notice served on Tenant.
"
"SECURITY DEPOSIT: Tenant shall deposit the sum of $\p with Landlord
"upon execution of this Lease. Landlord agrees to hold said deposit in
"trust for Tenant, and it is understood and agreed that Tenant's claim
"to the deposit shall be prior to any creditor of Landlord.
"
"1. If at any time during the term of this Lease Tenant shall be in
"default in the payment of all or any portion of the rent, or of any
"other sums expressly constituting rent under this Lease, Landlord may
"appropriate and apply any portion of the security deposit as may be
"necessary for the payment of the overdue rent.
"
"2. If, on termination of this tenancy for any reason, Tenant does not
"leave the Premises in reasonably clean condition, excluding 'normal
"wear and tear', then Landlord may appropriate and apply any portion of
"the security deposit as may be reasonably necessary to put the
"Premises in such clean condition. As used in this Lease, the term
"'normal wear and tear' means deterioration that occurs based on the
"use for which the Premises are intended, without negligence,
"
"
"carelessness, accident, or abuse of the premises by the Tenant, or the
"Tenant's invitees or guests.
"
"3. Within thirty (30) days after Tenant surrenders the Premises, any
"remaining portion of the security deposit, after any deductions as
"described above, shall be returned to Tenant.
"
"PARKING: Tenant shall be entitled to use such parking space(s) as
"designated by Landlord for the parking of the Tenant's and Tenant's
"guests' motor vehicle(s).
"
"FURNISHINGS/APPLIANCES: The Lease of the Premises includes the
"following furnishings and appliances:
"

"Tenant shall return all such items upon termination of the Lease in a
"condition as good as the condition at the beginning of the Lease term,
"except for such deterioration that might result from the normal use of
"the furnishings and appliances.
"
"OCCUPANTS: The Premises may not be occupied by more than \u
"person(s), consisting of \v adult(s) and \w child(ren) under the age
"of \x years, unless the prior written consent of Landlord is
"obtained.
"
"USE OF PREMISES/ABSENCES: The Premises shall be used only as a
"single-family residence, and Tenant shall not permit the leased
"premises or any part of it to be used for the conduct of any
"offensive, noisy, or dangerous activity, or in the creation or
"maintenance of a public nuisance, or for any purpose or in any manner
"that will obstruct, interfere with, or infringe on the rights to
"enjoyment of owners of adjoining property. Tenant shall notify
"Landlord of any anticipated extended absence from the Premises not
"later than the first day of such absence.
"
"KEYS: Tenant is given \y key(s) to the Premises, and \z mailbox
"key(s), and shall be charged $\A if all keys are not returned to the
"Landlord upon termination of the Lease.

"MAINTENANCE:
"Tenant's obligations for maintenance shall include:

"ACCESS BY LANDLORD TO PREMISES: Landlord shall have the right to
"enter the Premises to make inspections, provide necessary services,
"show the unit to prospective buyers, mortgagees, tenants or workers,
"or in the case of an emergency.

"UTILITIES AND SERVICES:
"Tenant shall be responsible for the following utilities and services
"in connection with the Premises:
"

"Tenant acknowledges that Landlord has fully explained to Tenant the
"utility rates, charges and services for which Tenant will be required
"to pay (if any), other than those to be paid directly to the utility
"company furnishing the service.

"Landlord shall be responsible for the following utilities and services
"in connection with the Premises:

"PROPERTY INSURANCE: Landlord and Tenant shall each be responsible for
"maintenance of appropriate insurance for their respective interests in
"the Premises and property located on the Premises.
"
"DANGEROUS MATERIALS: Tenant shall not keep or have on the Premises
"any article or thing of a dangerous, inflammable, or explosive
"character that might substantially increase the danger of fire on the
"Premises, or that might be considered hazardous by a responsible
"insurance company, unless the prior written consent of Landlord is
"obtained and proof of adequate insurance protection is provided by
"Tenant to Landlord.
"
"PETS: Pets shall not be allowed without the prior written consent of
"Landlord.
"
"
"ASSIGNMENT: Tenant may not assign or sublease any interest in the
"Premises without the prior written consent of Landlord.
"
"NOTICES/RENT PAYMENTS: Any and all notices or other communications
"required or permitted by this Lease to be served on or given to either
"party to this lease by the other party shall be in writing and shall
"be deemed duly served and given when personally delivered to the party
"to whom they are directed, or in lieu of such personal service, when
"deposited in the United States mail, postage prepaid, addressed to
"Tenant at the address of the Premises or to Landlord at:

"Either party may change the address for the purpose of this paragraph
"by giving written notice of such change to the other party in the
"manner provided for in this paragraph. Unless changed by written
"notice pursuant to the provisions in this section, all rent payable
"under the Lease shall be paid to Landlord at the above-specified
"address.

"ALTERATIONS/IMPROVEMENTS: Tenant shall make no alterations to the
"buildings on the Premises nor construct any buildings or other
"improvements on the Premises without first having obtained the written
"consent of Landlord. All alterations, changes, and improvements
"built, constructed, or placed on the Premises by Tenant subsequent to
"such consent, other than movable personal property, shall, unless
"otherwise provided by written agreement between Landlord and Tenant,
"be the property of Landlord and remain on the Premises at the
"termination of this Lease.
"
"DEFAULT: Should Tenant be in default for a period of more than ten
"(10) days in the payment of any rent payable under this Lease or in
"the performance of any other provision of this Lease, Landlord may
"terminate this lease and regain possession of the Premises as the law
"directs.
"
"WAIVER OF BREACH: The waiver by Landlord of any breach of any
"provision of this Lease shall not constitute a continuing waiver or a
"waiver of any subsequent breach of the same or a different provision
"of this Lease.
"
"SEVERABILITY: In the event any one or more of the provisions
"contained in this Lease shall for any reason be held to be invalid,
"illegal, or unenforceable in any respect, the invalidity, illegality,
"or unenforceability shall not effect any other provisions an
